WHAT WE DO

We are situated in Launceston, but service the entire state. For your convenience, we manage your transaction so that it is rarely necessary to meet with you, as contact through email, telephone, post and facsimile is usually all that is required. However, we understand that buying and selling property can be a daunting process, especially if you are a first time home buyer or seller. Therefore, we are more than happy to meet with you as often as you would like to answer any queries you may have and to fully guide you through the transaction.

Erin Sims

Erin Sims is the founder and Co-Director of eL Conveyancing. Prior to commencing the business Erin had been employed in the legal profession for over 6 years. During this time Erin was an associate of one of the leading Launceston law firms, where she had practiced as a solicitor for more than 3 years after graduating from the University of Tasmania in 2003 with an Arts/Law (Honours) degree.

In 2009 Erin decided to specialise in conveyancing only and open her own conveyancing practice. eL Conveyancing has grown gradually from that time. Erin commenced as a sole operator but has now trained a team of approximately 16 staff in the field of conveyancing. Erin has extensive experience in acting for both purchasers and vendors of real estate in Tasmania and is proud to say her team together offer over a hundred years’ experience in the combined conveyancing/banking and real estate industries. Erin is also a member of the Australian Institute of Conveyancers and has served as the President of the Tasmanian Division of that organisation.

Kellie

Kellie is the other Co-Director of eL Conveyancing. Kellie commenced work at eL conveyancing in 2017 and has extensive experience in acting for both purchasers and vendors. She also manages two of our fabulous purchase and sale teams, as well as assisting with contract advices and handling purchases and sales by medium size enterprises.

Kellie is currently completing an Advanced Diploma in Conveyancing to obtain her Conveyancing Licence. Kellie’s focus during her days in the office is striving to create an easy and uncomplicated process for our clients. Kellie is proud to join force with Erin Sims to ensure the continuity of service and longevity of eL Conveyancing.

Lisa

Lisa

Lisa Robinson joined the firm in early 2014 after 29 years of working for two law firms in Launceston, primarily in the conveyancing departments. She has been fortunate to have received invaluable training from a number of well-known practitioners in the field. Her role in the firm is mainly to assist with pre contract advices and to check and report on searches obtained from Councils, Lands Titles Office and other or relevant organisations relating to purchase transactions.

Karen joined eL Conveyancing in December 2015 as our full time Settlements Clerk. Karen has over 30yrs experience working in local government offices, the banking industry and at a local law firm. For the last five years with eL Coveyancing a much-loved part of her day is calling our clients and congratulating them on their successful property settlement. Karen is always committed to ensuring that your settlement is completed on the day.

Maureen

Maureen

Maureen commenced with eL Conveyancing in 2009 soon after it began operation. She has more than 15 years experience in the conveyancing industry, having worked at a Launceston law firm in an administrative capacity for a significant period prior to starting with eL Conveyancing. Maureen’s main roles in the office are to assist Karen and our three teams preparing files for settlement and final admin once settlements have occurred.

Maria

Maria joined eL Conveyancing in 2015 having worked in the real estate industry for the previous 3 years after having her family. Along with her knowledge of real estate she brings over 10 years’ experience from a banking and legal background, having worked with a major bank and a Launceston law firm primarily involved in property settlements and mortgages. Maria is the File Manager and responsible for the day-to-day management of her team’s sale and purchase files working with Josie and Suzi.

Taylar

Taylar joined the eL Conveyancing team in February 2017. Taylar primarily assists with purchase files in one of our three teams alongside Kellie. Taylar strives for stress-free transactions for both vendor and purchaser clients. She enjoys many aspects of her job at eL conveyancing, but her main passion is providing outstanding communication with clients for a fast and smooth transaction.

Tania

Tania

Tania has been part of the eL Conveyancing team as the Accounts Manager for 3.5years. She has previously worked in the real estate industry as part of their administration team for 7 ½ years including 5 of those years as the Office Manager. From both of these roles, she has gained extensive experience with bookkeeping and account keeping. She is delighted to be a staff member at eL Conveyancing and enjoys assisting her colleagues when help is needed.

Meegan

Meegan joined eL Conveyancing in 2016 following 5 years in the real estate industry where she held positions in both administration and residential property management roles. Meegan has a genuine interest in property, a passion for organisation and a natural eye for detail. Meegan brings her almost 10 years’ experience to her role assisting Erin in the management of both Sale and Purchase transactions.

Josie joined eL Conveyancing in February 2018 after spending 2 years at a local Law firm. During this time Josie completed her Certificate III in Business. Josie thoroughly enjoys working in a team environment and connecting with her work colleagues. Josie primarily assists with Purchase and Sale files, alongside Maria and Suzi, booking and preparing documents.

Jess

You can expect Jess to be your first point of contact at eL Conveyancing, sitting proudly at reception, Jess is ‘the face of eL’ greeting each of our clients and industry colleagues with a welcoming smile. With years of ‘front of house’ experience in the hospitality industry prior to joining us, Jess is passionate about providing a high level of customer service and assists the entire team in what is undisputedly one of the most important roles within any business.

Paige

Paige joined eL Conveyancing in May 2018 after working as a legal secretary at a boutique local law firm. Paige works alongside Nicole. Her main role is to assist with document preparation, booking settlements and client contact. Paige is well known within the office for her strict attention to detail and takes pride in ensuring all matters run smoothly from start to finish.

Suzi

Suzi

Suzi has worked in several Launceston law firms in a wide variety of capacities, for longer than a number of our younger staff members have been alive. She primarily assists Erin and works in one of our three teams with Maria and Josie to prepare for and book settlements. She enjoys ensuring a smooth finalisation of transactions for both vendors and purchasers.

Pip

Pip

Pip has over 20 years’ experience in the conveyancing industry and has worked in several major law firms in Launceston. She has returned to the eL Conveyancing office after a 3-year break, with more enthusiasm and passion than ever before. Pip assists Kellie whilst working predominantly sale files. Pip strives to give our clients the most efficient and professional service always.

Shannon

Shannon

Shannon joined eL Conveyancing in April 2021 after spending 5 years in the real estate industry where she held positions in both sales administration and residential property management. Shannon takes on an administration role and assists the File Managers with the day-to-day work on both Purchase and Sale transactions.

Nicole

Nicole

Nicole is the latest addition to our dynamic team. She joined us in May 2021 as a File Manager for both sales and purchases. With over 35 years’ experience in the legal industry in Launceston, Nicole has a comprehensive understanding of conveyancing. She enjoys liaising with clients to guide them through the process. She works as a joint file manager alongside Paige and significant administrative support from other team members, working hard to achieve a happy result for each of our clients.

Grace

Grace

Grace started at eL conveyancing early in 2021. Jumping straight into full time work after completing her senior year. Her main tasks in the office are to assist the three teams in an administrative role, working on both purchase and sale files. She also supports Karen with the final processes of settlement. Grace is our youngest staff member but that has not stopped her, her passion to learn and assist wherever possible is admired by all.

Lolita

Lolita “Leet” began at eL Conveyancing midway through 2020. She came to us just shy of finishing College to set herself up with employment through out her GAP year before heading to university to study Law. Leet’s main role in the office is as an administrative assistant to our three teams. She mainly works on purchase files, preparing documents for settlement and handling all search allocations for the firm.

We offer fixed price professional costs that reflect the knowledge and service we provide

Each conveyancing transaction is unique - please CLICK HERE to fill and submit our info form to discuss the process and we can provide you with an obligation-free cost estimate for our services.

Purchase

You will need to budget for approximately $750.00 in fees and disbursements in addition to our professional costs. This includes a fee of $216.15 to register the transfer of the property into your name/s.

In addition, you have to pay a government tax known as Stamp Duty on any purchase of property in Tasmania. The Stamp Duty payable varies according to the purchase price and increases as the purchase price increases. Click here to calculate the stamp duty payable.

Other Fees + Disbursements

As part of the service we offer, we undertake various searches of the local Council, the Land Titles Office and other relevant organisations for information about the property you are selling or purchasing.

There are various fees attached to these searches.

Often there are also registration fees payable to the Land Titles Office.

Sale

You will need to budget for approximately $290.00 in fees and disbursements in addition to our professional costs.

This includes a fee of $174.90 to register the discharge of any mortgage registered against your property.

If you don’t have a mortgage, your fees and disbursements will be approximately $110.00.

PROPERTY TRANSFER SPECIALISTS

Some more info for vendors and purchasers

While eL conveyancing will ensure your sale proceeds smoothly, there are still some things you will need to do.


Here is a guide for your assistance with a Sale Transaction:

  • Attend your financial institution to sign any discharge of mortgage documentation.
  • As utilities are personal, you will need to organise final readings and disconnection or transfer of electricity, gas, phone etc services to your new home.
  • Building Insurance should NOT be cancelled until after settlement as the property may be at your risk until that date. You can then claim a refund of any portion of the premium to which you may be entitled.
  • Notify your change of address to relevant organisations (eg banks, insurers, doctors, telephone provider, electoral roll).

Below is a guide for your assistance with a Purchase Transaction:

  • Apply for finance through your lending institution and follow the process through to ensure finance is approved by the date set in the contract (if applicable).
  • Sign mortgage documents as provided by your lending institution.
  • Organise final readings and disconnection of electricity, phone and gas at your current home and transfer of these services to your new home.
  • Provide us with any funds you are contributing to the property (we will let you know how much we require).
  • Organise building insurance over your new property.
  • Notify your change of address to relevant organisations (eg banks, insurers, doctors, telephone provider, electoral roll).
